My family and I moved in a few months ago and we absolutely LOVE living here! The office staff is super friendly and have always been very quick to answer any questions we've had. We were recently notified that our unit will be receiving washer/dryers soon and they informed us of the process and even offered to let us use the office facilities if we need to during the installation! The maintenance guys are also awesome and always ready to fix any issues (blinds, a lightbulb) and have always... been on top of routine maintenance rounds for the complex. I would absolutely recommend Stratford at Williamsburg to anyone looking for a place to live!

Tread carefully
Upon arrival we were told that our unit was renovated, however the following list of issues have been found since April 20 of 2018 (a 2 to 3 months window) 12 to 15 are not related to our unit:
1. Leaky bathroom faucet
2. Kitchen cabinets in bad conditions
3. Leaking from bathroom roof
4. Loose toilet (Tilts and moves)
5. Fleas and cockroaches
6. Broken door
7. Closet doors fell out
8. Missing Windows screens
9. Bathroom wáter filled with black filth
10. Broken power... outlets
11. Missing bolt chain in front door
12. Children’s Park is in horrible condition
13. Unusable dog park (filled with dog poop)
14. Smoking neighbors fill our apartment with smoke
15. Smoking neighbors block main building stairs
16. Main doors does not open easily
We do not feel safe in the complex due to diferent scenarios that have occurred from a recent next door fire to the pólice breaking the next door neighbor door’s, (police is constantly in the complex) and other issues. The issue that bothers us the most is the cigarette smoke leaking into our apartement through the air vents. We have a 19 months year old baby being exposed to this smoke aside from ourselves. We’ve been dealing with it for a 2 months and the administration has not been able to solve the issue. Last night I spoke with the upstairs neighbor when the smoke started coming in and he said that no one was smoking in his apartment, however I did smell cigarette smoke coming from his apartment when he answered his door.
We do not want to leave, but this last situation is forcing us to leave. The lease specifically states a no smoking rule that the administration is not able to enforce. We cannot stay 2 more months if we have to exposed our 19 months baby to second hand smoking and in addition we feel its unfair for us to have to pay a lease break fee of $939. Why should we pay the fee when it’s the administration inefficiency what forces us to move out. The leases is not being honored why should we honor it.At this point I'm just worried about what else is going to happen doing the line. We would like to stay in Stratford in Williamsburg but all of these issues are almost making it impossible.

Recently under new management with higher rent, nothing has changed. The pool is not often open in the summer, whether there’s no attendant or if it turns green. Drain flies are an issue that plague more than one unit that apparently pest control can not handle (straight from management). Maintenance is unreliable and done without respect for the space that you pay - overpay - for. While it’s one of the cheaper and more centrally located complexes, I hope to pay more in the future to get more.... The kitchen is laughably tiny; the walk-in closets in the bedroom are a saving grace. Laundry facilities were recently updated to new machines, which is nice, but doesn’t make up for many other issues. Altogether a thankfully quiet community, but not worth what people have to pay!

We are so glad we chose Stratford, we are on a tight budget but love the location to school and the bus line. The office staff was super helpful to us especially coming from out of state. Kelli was super easy to work with and the maintenance staff has been top notch.The only complaint I have is i wish there were 2 bathrooms instead of only one but other than that no complaints here.
